At Church we have historically provided a high ROI for our investors.
We are currently inviting investors to provide between 30% and 70% of GDV (Gross Development Value) investment, or up to 50% of TDC (Total Development Costs).
Typically, we offer two options, profit share or straight interest payments, compounded and capitalized at the end of each development.
Profit share – A Share of the profit generated from the development.
Payment of interest – Interest payments made at a fixed, compounded rate over the term of the loan.
Investments can made in the form of an equity share in the development with an Individual Partnership Agreement, dealt with on a case by case basis.
Larger schemes can be set up in the form of an SPV (Special Purpose Vehicle) in which an investor can become a Director.
On completion of our projects, the development costs are repaid, including interest to the funder, capital is then repaid prior the distribution of profit share.
The vast majority of our projects have exceeded the investors' original expectations.
We pride ourselves on repaying our funders' capital on time with added value created by our wealth of experience within the property business.
